This newsletter is a resource to Windermere Real Estate Agents looking to improve their content skills and find inspiration for their social media marketing. I’m Meaghan McGlynn, the Director of Content and Social at Windermere Services, and I curate these ideas weekly from across the internet and the Windermere content library. Before we get into it today, I wanted to let you all know about an opportunity you might be interested in:
Introducing: The Agent Creator Group for Windermere Real Estate
My team is putting putting together a small group of Windermere agents who love creating short-form, high value content. These agents will be the “faces” of Windermere Real Estate on Instagram Reels, TikTok, and YouTube Shorts.
The “cast” as we’re calling them, would work closely with me and my team at Services Co. to develop videos that would be posted to Windermere’s channels first, with the creator tagged and able to re-share after us. We’ll focus on original content, so dancing is not required, but a creative and collaborative mindset is.

Now for the regularly scheduled content.
Below are some opportunities to tap into trending sounds and other content on your channels. Remember, these ideas are just to help kick start you into something that works for your niche so it lands with your audience!

🚀 Trending:
TikTok:
Reintroduce yourself to your audience with this audio, tell viewers your name, what you do, and what kind of content they can expect from your channel. You can also let them know the best way to get a hold of you, or other resources you offer and where they can find those.
Idea: Create a talking head video with this sound in the background OR use the sound to guide viewers through a bullet point list
Horrified looks from everyone in the room
Have an unpopular opinion, or a hot take? Use text to explain it while you lip sync to the lyrics.
Idea: The housing market is nothing like it was in 2007.
This works well as a listicle, or as a storyteller.
Idea: Piece together the signs that you saw, or are seeing, and how they play into your prediction OR bring people along for the journey with a story!
Crossing Over:
Lip sync “no ma’am” with the audio with text on the screen showing misconceptions or myths in the industry.
Idea: Focus your video on buyers or sellers, or another audience you’re trying to capture, like first-timers, second-homers, investors, etc.
Rumor has it remix on Reels & TikTok (things we’re leaving behind in 2022)
Mostly used for before and after transitions, this has an opportunity to share what we’re leaving behind in 2022 so we can be our best selves in 2023.
Idea: Again, be strategic about the audience you’re trying to reach, list a couple of mistakes you saw buyers or sellers make in 2022.
Are you having any fun? Reels & TikTok
A chance to show your silly goofy mood, pair this audio with clips of you being funny, or having fun. This shows your personality, which is something future clients want to see when they’re researching you online!
Idea: Film yourself being goofy at an office meeting, where you can be yourself and you know you have a team there to support you.

What is it about your job that you love, that maybe makes it feel not like work?
Idea: Grabbing coffee with an old friend, this is what I do for a living isn’t it great?
Reels:
This audio is made for those of us without a lot of time to make content, film yourself at work and pair with this sound for a quick post.
Idea: Building a CMA, putting together house anniversary reports, batching reminders to clients about home maintenance.
Is there advice out there that you hear or see all the time that needs to be addressed? This is your chance. Use text on the screen while you lip sync and point, starting with the bad advice and ending with what your audience should try instead.
Idea: Saving up for 20% of the home they want to buy without talking to a financial advisor or lender to determine what they can actually afford and that a lower down payment is possible.
Romanticize your life, or your neighborhood, with this vibey sound.
Idea: Piece together b-roll you have from your city, town, neighborhood to this audio to give a nostalgic vibe to the lifestyle available where you live and work.
