Last week I was a little busy with our Homecoming celebration - our first in-person gathering in 3 years and the biggest conference for Windermere yet. So I didn’t have as much time to curate trends for this week.
But I figured it was a good time to go back to the basics and talk about evergreen content.

Evergreen content refers to pieces that are relevant no matter the timing. This type of content doesn’t need a trend to inspire the conversation because it’s a common enough topic that you can bring up whenever.
🌲Neighborhood recommendations
Take your audience on a tour of your favorite spots in your area.
There are a lot of ways to go about this, so do what makes sense to you and your audience - whether that’s interviewing the owners or employees, or just recording yourself the next time you go there.
Let the apps suggest audio, and either sync your clips to the beat, or make it really quite so viewers can hear your voice.
🌲Get to know you
Share your life with your viewers with content that lets them get to know you better.
This kind of content has a lot of ways in, like re-introducing yourself, daily routine, sharing your hobbies and favorites, especially as they’re related to real estate like cooking, gardening, house styles, interior design styles, as well as how your home is #MoreThanJustAHome.
🌲Buying/Selling Tips
Make a list of all the FAQs you get, use that as inspiration for a series of videos where you answer those questions.

🌲Foundation Updates
When you have a gap in your cadence, it’s easy to fill it with the Windermere Foundation! Talk with the rep in your office about the latest news and share that. You can invite your audience to the next event, share a recent milestone, or simply inform them about what the Foundation does!
We have 3 months left to reach our goal of $50 Million for our 50th year, share how your sphere can help get us there.
Pro Tip: Batch create a few of these pieces and slowly roll them out to build consistency and work smarter not harder.

Film yourself using the filter and audio and add text to tap into this trend. While a lot of the current uses are on the more negative side, there’s potential here for the positive.
Idea: My obsession with my job showing whenever someone asks “how’s the market?”
This trend is all about “if you know you know” use text and facial expressions to explain a misconception in real estate.
Idea: Them “The bubble is about to pop any day now” Me “There’s no bubble this time, it’s a housing reversion, not a housing recession.” (Per the latest Monday with Matthew)
This is a tougher one, it will take more time and effort but it could be worth it to hop on this trend where people explain how things are connected in a way that not many people know about, the way that cerulean blue wasn’t really a choice Andy made, it was made for her. There’s also potential here for shortening the monologue to the point.
Idea: The resurgence of mid-century style, the cyclical market, etc.
Use this audio from New Girl to describe something that’s worse than sitting on a hot grill.
Idea: working a 9-5 desk job.

There’s so much potential in this audio, get in on it early by using text on the screen that’s synced up to the sound to share your tips for buyers, sellers, and renters.
Idea: 7 tips for first-time homebuyers, 5 tips if you’re thinking about selling
