Happy Monday, Creators!
This newsletter is a resource to Windermere Real Estate Agents looking to improve their content skills and find inspiration for their social media marketing. I’m Meaghan McGlynn, the Director of Content and Social at Windermere Services, and I curate these ideas weekly from across the internet and the Windermere content library.

Below are some opportunities to tap into trending sounds and other content on your channels. Remember, these ideas are just to help kick start you into something that works for your niche so it lands with your audience!

🚀 Trending:
TikTok:
Learn your rules or you’ll be eaten in your sleep
What is something people should know? This audio adds a funny twist to the idea that you should know this.
Idea: Lip sync the sound and use text to show that people should know they can’t make a big purchase after getting pre-approved for their mortgage.
I’m sure we all know why we’re gathered here today
This audio is perfect to identify your typical content to new and existing followers. Use this audio to outline what they can expect from your account.
Idea: Lip sync to this audio and use text to show the main content categories you stick to in your content.
Expectation vs reality should also be it’s own category on TikTok next to “on my way” videos. This one uses a sound “Hah” in different tones and users are adding text to tell the story of what they want, what they need to do to do that, and the reality crashing down.
Idea: “I want to buy a home this year” “That means you’ll likely pay 6% interest on your mortgage” “oh…” finish it off with why this isn’t as bad as people think.
Crossing Over:
With plenty of time at the beginning of this audio to explain context, you can get into the weeds a bit before the “what” at the end. This can be used for reality sinking in or a confusing point - your face will say it all.
Idea: Share a real story of a client doing something unexpected during your time together and your reaction of “What?”
You’re the cash I’ll be the rubber band TikTok & Reels
Who do you work well with, or in what area of real estate do you excel? Show who is the cash and who is the rubber band (like the pb to my j) with this audio.
Idea: Highlight your preferred vendors, or staffers you can’t live without, by pointing to each other and text to explain why you work together.
Reels:
Used to make a complicated idea funny, this sound is great to share the POV of a client when they’re learning all the parts of buying or selling their home.
Idea: POV of sellers when we go through the first couple of offers on their property.
Can I take you on a wild adventure?
Mostly used for travel, use this to highlight the nearby adventures in your area.
Idea: 1 hour drive from my city, you can find this view.
Creators are using this audio for something they’ll show up with fierce compassion, for themselves or their friends, or clients. Getting ready to fight for something they’re good at, or believe in.
Idea: When my client’s financial situation prevents them from buying, I get to work supporting them in their journey with a gift of registration to a personal finance class at the community college.
It’s a good idea to introduce yourself to your audience every once in a while, especially if you see a spike in new follows, but it’s also a great piece to pin to your profile to help new followers get to know you.
Idea: lip sync to this sound and add facts about yourself, especially your name, industry, specialty, and why someone would follow you.
