Now for the ✨INSPO✨
🚀 Trending TikTok & Reel Ideas:
Talk about an easy video! Simply take an aesthetic video you have of something you love doing, a view you find yourself enjoying, or even a place you wish you were instead and add the text, “This &” whatever you wish you had in that moment! Feel free to use this opportunity to show what is most important to you, outside of your work! Some possible application ideas are:
This & my family
This & a Diet Coke and side of fries
This & my Kindle
“Wow! What an offer… Let me sleep on it tho!”
The “Wow, what an offer” trend uses an audio clip where someone reacts with surprise and excitement, saying, “Wow, what an offer!” It’s often used to humorously highlight situations where an "offer" (literal or figurative) is way less impressive than expected. Some possible application ideas are:
Text: “When your client gets a full-price offer on day one but wants to ‘wait for something better’”
Text: “When a buyer submits an offer $100K under asking and expects a yes”
Text: “When the buyers ask the seller to throw in all the furniture, a new roof, and a puppy”
“Are you up for a joyride later? Guess…”
This audio has amazing potential to set up a situation with an obvious or predictable outcome. The first line introduces the scenario, the second line adds curiosity (“What happened?”), and when the beat drops on “Guess”, viewers already know what happened without needing further explanation. It’s perfect for poking fun at relatable, ironic, or inevitable situations—like classic real estate moments! Some possible application ideas are:
“The buyers said they were in no rush to find a home.”
“What happened?”
“GUESS.” (Cut to them putting in an offer that night.)Caption: “House hunting has a way of speeding things up!
“The seller said they were going to price competitively.”
“Did they take your pricing advice?”
“GUESS.” (Cut to an overpriced listing sitting on the market.)Caption: “Trust your agent on pricing, folks.
“The client swore they wouldn’t fall in love with the first house they saw.”
“What happened?”
“GUESS.” (Cut to them writing an offer that night.)Caption: “It happens every time.
“Because you know in a moment it could all…”
Life, like trends, is unpredictable. Use this sound to highlight transformations, ranging from funny and dramatic, to the completely unexpected. Some possible application ideas are:
Staging before and after the transition
The exterior of the home before and after placing your on-market or sold sign
Showing your clients before and after they receive their keys, offers, etc.

👷 Using the B.U.I.L.D. Method on Social!
I saw an Instagram post the other day with the idea, “If I had to start my Instagram over today, I would use this method!”. I love all of these tips and I think these are AMAZING reminders on how to optimize your social media posting. Introducing the B.U.I.L.D. Method.
